A little polite negotiation can save you thousands over a year-long lease. The key is to come prepared and reasonable rather than pushy.
Research comparable rents in the same sector or phase so you know the going rate. If a flat has been listed for a while, or you can offer a longer lease or a larger deposit, use that as gentle leverage for a small reduction.
Do not only negotiate on rent — you can also ask the owner to include maintenance, add a fan or geyser, or repaint before you move in. A respectful, specific ask almost always lands better than a blunt demand.
