A clear rent agreement protects both the tenant and the owner. In Punjab and Chandigarh, a few essentials should always be in writing.
Make sure it names both parties, the exact rent and due date, the security deposit, the lock-in and notice periods, and who bears maintenance and repairs. Most rentals use an eleven-month agreement to keep things simple.
Both parties should keep a signed copy, and it is wise to get the agreement registered or notarised for added protection. When in doubt, a short consultation with a local lawyer is money well spent.
